This place is right on the quay which is the best place to stay in Waterford. You can walk to everywhere easily enough, and there are plenty of places to eat and have a drink nearby. A great base for a trip to the city.

The best way to start the day is with a good breakfast, and you get more than that at this guest house. It's cooked to order, and it arrives fresh from the frying pan and piping hot. The fact that it is included in the room rate is incredible.
The staff here are extremely friendly and do a great job of making guests feel welcome. They will help you out with anything you need and are full of useful information about the local area. This is perfect for first-time visitors to the city.
Late at night you have the noise from the pub next door and in the morning it's the traffic outside. It's far from the quiet little guest house that many people expect. You can even hear the people in the room next door.
There are some housekeeping issues at this place where guests have found mould in the bathrooms and dust in the bedrooms. It's a little annoying to find that the floors are dirty and that the furniture could do with being replaced. Maybe that's why the place is so cheap.
